Your Timeline

You don’t have to be ready to move.

  • “We’re not ready.”

I believe you. Planning isn’t the same as moving.

  • “We’re still active and can take care of everything ourselves.”

That’s exactly when a plan is easiest to make.

  • “We’ve got so much stuff.”

We’ll take it one room at a time, and decide who gets what together.

A plan doesn’t put a sign in the yard. It just means that when the time comes, you’re the one deciding.

Meet Jeannette

Why I do this.

I grew up on a farm here, one of six kids. I helped my mom move from that farm into a one-level ranch and start sorting through 40 years of belongings and heirlooms. She passed before we finished. Her wishes were never written down, and my family was left guessing and disagreeing. I was the daughter making every decision while raising my own family and working full time. I don’t want that for your family.

I help people achieve lifelong dreams without the stress so they can enjoy their retirement years to the fullest.

Your Plan

Every good plan answers four questions.

A mother and her adult daughter talking at a farmhouse kitchen table with coffee and a notepad
  1. Question 1:

What is your home worth, and what would it need before a sale?

  2. Question 2:

What happens to everything in it, and who gets what?

  3. Question 3:

Where would you want to go next, and who do you want nearby?

  4. Question 4:

What would tell you it’s time?

Knowing your home’s value helps you plan, even if you never move. If you bought decades ago, your homeowner’s coverage may be worth reviewing with your insurance professional.

How I Help

You decide. I handle the hard parts.

Tim and I work side by side. Between us, we have a network of buyers, investor contacts across price ranges, trusted contractors, and builder relationships from years around new construction. I’ve also presented at an independent living open house in Iowa City. These are resources we can lean on together. Every home and every sale is different.

  • Sold on Your Time.

My free, invitation-only workshop for people who’ve owned their homes 25 years or more.

  • Your next place.

I speak with future residents at the new senior communities being built in Tiffin and North Liberty, and I know the one-level and new construction options here.

  • The work.

I coordinate painters, flooring, movers, and lawn care, so you don’t have to manage the details alone.

  • Quiet sales.

I keep a list of buyers looking for homes before they reach the market, which may offer a more private way to explore a sale.

Stories & Questions

Real stories. More room for what matters.

A few families I’ve helped, shared without names. Photos are illustrative, not the actual clients. Every situation is different.

  • An active couple walking along a lakeside path

    Story 1

    Less upkeep. More freedom.

I helped a couple, ages 63 and 70, sell their $620,000 ranch and move into a $425,000 new duplex-style home. They became debt free, spend winters somewhere warm, and still live close to family here.

  • An older man laughing with family around a backyard table

    Story 2

    Closer to family.

I helped a widower move out of state to be near his siblings. His ranch sold for $325,000. I coordinated fresh paint, new carpeting on the main level, and weekly lawn care. The buyers were a couple in their mid 60s, right-sizing from a larger two-story acreage to one-level living closer to their adult children and grandchildren.

  • A grandmother, mother, and child baking together in a bright kitchen

    Story 3

    Space for three generations.

I helped a couple in their mid 40s make room for the wife’s mother, who was in her early 70s. They sold at $450,000 and bought at $740,000. The larger ranch offered one-level living and ensuite amenities so Grandma could be close while everyone kept their own space.
